Surplus land adjacent to a former plant depot and newly built A6 Bypass in Bedfordshire. Bedfordia and their consultant team successfully achieved planning to develop a three-unit office scheme, completed in 2009. Additional site utilisation included an area of land let for a telecoms mast.
As part of the original development opportunity the scheme was pre-let to a defence technology business. Subsequently the original tenant was looking to restructure and relocate their operations and we negotiated terms to release them from their tenancy and re-let to a growing local design company, EMC Design, who were constrained by their existing premises. During their tenancy EMC expanded into all three units at Highfield Court until they left at the beginning of 2023. Two of the office units have already been let to a new client, with the third being advertised. Highfield Court is held as an ongoing investment.
